What a planning application in Portugal really involves

Licensing, heritage zones and the 'PIP' — a plain-English guide to permitting a house in Portugal, and how long it really takes.

Clients often ask how long it takes to get permission to build. The honest answer is: it depends on the municipality, the site and the heritage status.

Start with a PIP

A Pedido de Informação Prévia gives you a formal opinion on what can be built before you commit to a full design. It usually takes two to four months.

The licensing project

The architecture project is submitted first; engineering specialities follow. In Lisbon, expect six to twelve months in total.

Good relationships with the municipality save more time than any shortcut.

We handle every submission ourselves and keep clients informed at each stage.
